One Contact. Full Accountability.
Multi-trade construction projects fail when no one is clearly in charge of the overall project. When each subcontractor is coordinating only their own work, sequencing breaks down, inspections get missed, and costs drift. Project coordination by a licensed general contractor fixes that — one accountable party manages the entire project so you don't have to.
JNS Construction Services LLC provides general contractor project management for residential and light commercial projects where multiple trades are involved. Whether we're self-performing portions of the work or managing your selected subcontractors, we bring structure, documentation, and field oversight to every phase.
- Single point of contact and accountability for the full project
- Trade sequencing managed to avoid costly conflicts and rework
- Permit applications, inspections, and county coordination handled end-to-end
- Budget tracking with change order documentation at every scope change
- Regular client-facing progress reporting
What We Manage
Our project coordination scope covers every element of the project lifecycle — from pre-construction planning through final close-out documentation.
Subcontractor Management
Vetting, scheduling, and managing subcontractors — holding them accountable to the project scope, timeline, and quality standards defined in the contract.
Permit Coordination
Permit applications, plan submittals, inspection scheduling, and correspondence with Pinellas or Pasco County building departments handled by our team.
Schedule Management
Trade sequencing, material lead-time planning, and milestone scheduling to keep the project moving and minimize downtime between phases.
Budget Oversight
Tracking actual costs against the contracted budget, documenting all change orders in writing, and keeping you informed before costs deviate from plan.
Client Communication
Regular progress updates, milestone notifications, and prompt responses to questions or concerns — so you always know the current status of your project.
Documentation & Close-Out
Lien waivers from subcontractors and suppliers, final inspection records, permit close-out documentation, and warranty information compiled at project completion.
Our Coordination Process
Project coordination follows a structured lifecycle to ensure nothing is missed and every trade knows exactly when they're needed and what they're responsible for.
Pre-Construction Planning
We review the full project scope, identify all required trades, confirm lead times for materials and permits, and build a project schedule before mobilization begins. Problems caught in planning cost far less than problems caught in the field.
Contract & Trade Setup
Subcontractor agreements are executed with clearly defined scope, schedule, and quality requirements. Permits are applied for as early as possible to prevent inspection bottlenecks mid-project.
Active Field Oversight
We are on-site at key milestones and critical trade transitions — not just at the beginning and end. Issues are caught and resolved in the field, not after work has been covered up or conflicts have compounded.
Inspections & Quality Control
Required inspections are scheduled proactively. Work that doesn't meet scope or code is corrected before the project advances. We don't sign off on phases that aren't ready.
Project Close-Out
Final walkthrough with the client, punch-list documentation and resolution, subcontractor lien waivers collected, permit finaled with the county, and a complete close-out package delivered to you.
