Discovery & Site Walk
We walk the space with you, understand what you want to change and why, identify any hidden conditions (moisture, structural issues, outdated materials) that could affect scope or budget, and set realistic expectations.
Scope Writing & Proposal
A written proposal is prepared that details every line of work — demolition, rough-in, installation, finishes, and allowances — with a firm total price. No open-ended estimates.
Selections & Material Procurement
We coordinate with you on material selections, confirm lead times before scheduling, and procure or verify materials are on-hand before starting demo. This prevents midproject delays.
Build Phase
Demolition, rough work, inspections (where required), and installation are executed in proper sequencing with experienced tradespeople under field supervision. You receive updates at each major milestone.
Punch List & Completion
We walk the completed renovation with you, document any items requiring touch-up or correction, complete them within an agreed timeframe, and formally close out the project.

Can we stay in the home during a renovation?
In most cases, yes — depending on scope. Kitchen renovations may temporarily limit cooking access, full bathroom gut-outs require an alternate bathroom, and major structural work may require a temporary move. We discuss occupancy impacts during the site consultation so there are no surprises.
Do kitchen and bathroom renovations require permits in Florida?
It depends on the scope. Structural changes, load-bearing wall modifications, significant plumbing relocations, and electrical panel work typically require permits. Cosmetic finish work generally does not. We identify permit requirements during proposal development and handle the process if required.
Do you handle material selection, or do we need to source everything ourselves?
We provide guidance on selections and can recommend trusted local suppliers. Once selections are confirmed and lead times are verified, we coordinate procurement so work doesn’t start until materials are on hand — this prevents mid-project delays that are common when selections aren’t locked in advance.
What happens if damage is found during demolition that wasn’t in the original scope?
We stop, document the condition with photos, and contact you before proceeding. Any change to scope or cost is written up as a change order with your written approval required before work continues. You will never get a surprise bill for work we did without asking first.
